Presbyterian Manor is one of Boulder’s rare high-rise buildings. It was designed by a local prominent architect in 1963 to be affordable apartments for seniors in the heart of downtown Boulder, Colorado. Caddis engaged with the current residents to identify their wants and needs so that many of the wish list items could be included during the renovation of this community asset.
Caddis’s work on Presbyterian Manor showcases our ability to work with affordable multifamily housing, in this case senior housing that is now ADA-accessible. Our refresh of this high-rise building of modest-sized units presented unique challenges: we needed to make thoughtful upgrades to utilities and also wanted to preserve the building’s great views of the Flatirons. And to top it off, the project called for a lot of coordination so that there would be minimal displacement of the residents during renovation.
Presbyterian Manor Senior Housing committed to this effort for a legacy renovation project for 79 senior apartments totalling ±62,250 square feet. Funded by the Colorado Housing and Financing Authority (CHFA) and the federal low-income housing tax credit (LIHTC) program, the improvement includes new thermally improved exterior windows, energy-efficient appliances, new dishwashers, WaterSense-certified plumbing fixtures, new cabinets and countertops, new flooring, and ADA-compliant grab bars and door hardware. Interior design improvements and historic preservation efforts were also important to our design.
The result is an enhanced building that now, through the renovation process, has a state-level historic designation.
