This new urbanist, mixed-use, mixed-income neighborhood in Fairplay, Colorado, allows residents to live in a compact, well-designed community in the mountains. Located on 30 acres, the property includes 225 homes and about 70,000 square feet of land for commercial use, including offices, retail, restaurants, and a day care.
This master plan allows for a diversity of housing types and affordability levels, including workforce, permanently affordable, and market-rate homes in rental and homeownership models. It offers a mix of unit types, including 90 multifamily one-, two-, and three-bedroom units, 28 townhomes, 30 patio homes,18 aging-in-place flats in a senior-focused cohousing community, 39 units in an intergenerational cohousing community, 20 single-family lots, and an allowance for owner-built accessory dwelling units (ADUs).
With great streetscapes and usable open space, the neighborhood is laid out to foster community and create pleasant, safe places for residents to live. The goal is to welcome families, seniors, couples, and singles and to allow for people to stay in the community as their lives evolve, moving as they desire.
The project also contemplates the sale of single-family lots for owner-built, builder spec, or custom homes and may be phased to match the market. Partnerships for developing all or portions of the project are being considered. The commercial spaces are meant to support tenants and could include such services as small professional offices, dentists, health care providers, coworking offices, retail establishments, neighborhood conveniences, cafés, day care facilities, or other needs that residents innovate themselves.
