Lloyd Circle House is a reconfiguration of and addition to a split-level duplex beautifully situated next to a large park in north Boulder. Our clients are growing their family and work from home running their own business. They wanted to stay in this established neighborhood and wanted to transform this small and somewhat dark and outdated house to a property that would meet their evolving needs. The house is now light, bright, and modern.
We redesigned the exterior, reconceptualized how the lot was used, and improved the functionality of the home’s living space – all without a huge overhaul to the entire property. Our expansion is modest in size (just 625 additional square feet to the original 1,600 square feet) but dramatic in impact.
The fairly large lot has a very big frontage of 125 feet. This gave us room to change the approach to the two houses. Our design reoriented the front door, allowing the owners to come in directly off the street. Our exterior design called for new siding and windows, painted brick, and the addition of a timber porch. The neighbors also replaced their siding, windows, and paint to match so that the entire property now looks more complete.
The expanded interior features a light and bright front room, a dining room with views of the Flatirons, built-in cubbies for shoes and storage, and a hideaway with a sliding door for the dog. The L-shaped addition includes a bedroom, an office, a bathroom, a small hallway, a pantry, and a back door. The owners also updated the kitchen, replacing the popcorn ceiling with beautiful wood paneling and new lighting.
The changes to the lot and the house were a bit unusual, but we were able to help our clients through a complicated permitting process with the City of Boulder due to an unexpected parking requirement.
The result of all this work – changes to how the lot is used, updates to the exterior, redesign of the interior space, and the addition of an L-shaped space on the side of the house – is a home that is now much more livable for this family.
